Buying and Selling Flats
The agents are couples who worked in the agency of Fxxxx Txxx. Beware if you are looking for a flat and might meet the same agents like these couples. If you want to know their names, kindly e-mail me. Here you can find their very bad behaviors serving as seller's agent:
- The agent (guy) keep persuading us to buy the flat within 2 days.
- He kept reminding us that the seller really need money, and very urgently selling the flat. (Trying to allure us to offer at their desirable price).
- He also tell us that the flat was still in the new list, just listed out for sale for only a week (In fact it has been hanging there for over 3 weeks).
- He promised that valuation had not been requested since the flat was still very new. (On the contrary, the valuation report was already on his hand, but he tried to hide it from our notice).
- He kept telling us that the seller would leave us many movable items (furniture, electronics, etc) to us, which draw a fake image of some good offer awaiting us.
- He is lack of professional ethic as an agent. Yeah... He is actually not a certified agent you know, also with very bad attitude toward the buyer after receiving our deposit.
We had undergone a few discussions with the agents and MD of the agency, but there was still no result.
In the end, the agency lodged a claim to the small claims and we attended mediation a few days ago. On the day, the agents didn’t come, they asked for a representative (lady) from their agency to attend the mediation. When this lady come, she still act that there was nothing wrong with the agents. Then I asked the mediator whether we could hear the voice recorded through my MP3. The mediator told me that I must wrote a request to the court and can bring it as an evidence. Ok.... The mediator gave a form for us to fill in to proceed the matter to the court.
Once I made a tick on the form, this lady decided to call the agents. She came back in 10 minutes later and decided to reduce their commission fee by 30%.
We do not want to waste so much time on this matter anymore, so we decided to accept their offer.
Such blockhead agents, they should have reduced their agent fee earlier then we do not waste our time each other.
This agent actually is quite silly. From what he treated us, we have decided to engage our previous agent to help us to sell our previous flat. If this agent have treated us better, he might have gain at least totally 25% from our buying and selling flat. Because of his attitude, he lost a few bucks of comission fee and have to pay for the lodging fee some more. When we attended the mediation, actually there should have another claim, but the case has been settled a few days before the mediation. I can make a conclusion that this agency lodge the cases to small claim are very common, but maybe very uncommon to them to have fully prepared respondents to attend the small claim with evidence in their hands.
When we went to the flat to inspect (2 days before the completion date):
Electricity had been cut off, there is no way for us the check whether the air cons are still functionally well.
When we move in:
We found out that the air cons are not cold at all. The seller might has asked to top up gas on the 1st appointment and decided to cut off the electricity then the buyer couldn’t check the air cons.
From this case I learned a thing:
- Engage a reliable agent to help you if you intend to buy a re-sale flat. If you need some recommendations, you may e-mail me.
- Never never heard any words from the agent. You’d better believe your own eyes.
- Don’t be hurry while making a decision to purchase a flat.
- Since the demand of flats are lesser than flats available for sale, you can view many flats and wait before deciding which flat you want to buy.
- Look carefully with the date of valuation report. The valation report is only valid for 3 months. If the valuation report is going to be expired soon, ( less than a month), you are in high bargaining power.
- Electricity and Water must be on, on the day you inspect the flat before the completion date.
Experience I gained from selling a flat:
- Try to know the market price of similar flat around your area. You should know the condition of the flat too.
- Stick to the price that you are willing to let go. Most of the agents will ask you to let go fast without waiting another prospective buyer with higher price.
Praise God, we finally able to sell our flat at our desired price within 2 weeks.

At first chop the potatoes into slices and then fried with oil for a short period of time.
The second step is to get them out and minced into fine pieces, as well mixed with neccessary ingredients.
The third step is to gross them with egg clothing and then deep fry again.
